National home sales tend to decline during the last two months of the year, since most people are focused on spending time with their families. Yet once the ball drops in Time Square and the calendar page flips to 2019, interest in house hunting will be renewed.

SWFL Realtors agree that if you’re wanting to sell quickly, listing your home in the first few days of the new year can be a great way to accomplish that goal.

January is a great time to attract out-of-town buyers

The end-of-year holiday season tends to bring a lot of snowbirds into Southwest Florida—and it’s not at all unusual for people who don’t already own homes here, to look while they’re visiting the Sunshine State.

January is also a great time to pique the interest of international buyers, who may have decided to travel to SWFL to ring in the New Year.

Pay attention to curb appeal

Remember- the exterior of your home is the first thing that house hunters will see, so you’ll want to make sure the lawn is manicured and that your plants are properly cared for. Adding a fresh coat of paint to your home can often do wonders.

If you decorated for the holidays, be sure to remove any outdoor lighting and/or lawn ornaments before your relator begins to show your home.

Moving indoors

Much like you should remove the holiday décor from the exterior of your home, you’ll also want to take down decorations that you have inside of your home. The tidier your home is, the better, and now is a great time to declutter your home and do a full, deep-cleaning.

Price flexibility

One of the key components of selling a home during the winter months involves being flexible on your home’s sale price. Demand tends to be lower in the early part of Q1 because there are fewer active buyers, however, it’s also worth mentioning that the people who are house hunting at this time of year tend to be serious about making a purchase. If you’re flexible with the sales price, you’ll be far more likely to sell your home sooner than later.
